Our fees for the services on offer are based as a percentage of the Gross monthly rent that will be received. We pride ourselves on offering affordable and competitive fees.

Gold - Full Management Service

Recommended for landlords and investors at all levels from one property landlords to large portfolio landlords. This service is designed to take out all the worry and hassle from your investment so that you can relax and let us do the hard work for you.

From our experience as city centre landlords, we will visit your property and undertake a free rental appraisal to ascertain the maximum rental yield you can achieve. This will be at a time to suit you - day, evening or weekend!

FREE Full Advertising

We use our expertise and knowledge of the local rental market to advertise your property in the most appropriate places. The key is to offer effective advertising rather than flooding the market with advertising which is not effective. We will use our own website, our tenant database and window space in our impressive Property Shop on West Street, Sheffield City Centre.

Tenant Viewings

We arrange and accompany interested tenants around your property. We do not just take a passive role in doing so. Our viewings are pro-active - we highlight specific beneficial aspects of your property that will benefit a tenant. We of course must convince a prospective tenant that your property is the one that should be chosen compared to other properties!

Tenant Vetting

Once we have secured a tenant for you, the next stage is to ensure that the tenant is suitable. You of course need a tenant who will be trustworthy and have faith in a tenant who will pay rent on time and not damage your property in any way. We aim to make sure that your tenant is suitable by conducting various vetting procedures. These include Landlord references, Employer references, securing bank statements and obtaining photographic ID.

Same Day Rental Transfer

As soon as we receive your rent, it is transferred to you the same day!

Tenancy Agreements specifically designed to suit you

Unlike many in the Property Management industry, we provide a tenancy agreement/contract to suit you and your individual needs and therefore we do not rely on standard tenancy agreements as these are usually general in nature and do not take into account specifics about a landlord or a particular property. We employ the services of an independent inventory company to visit your property to carry out a detailed inspection in order to prepare a detailed inventory to protect both you as a landlord but also the tenant (Please note this is not included in the management fee. Collection of Rent and Deposits

We collect not only the initial deposit but also the rent every month or any period for which it is paid. We also deduct any charges that the tenant may be liable for before a return of deposit. We also ensure all bills and liabilities are met before a deposit is returned.

Deposit Protection

All deposits must be fully protected by law and we take care of this to ensure all deposits are legally compliant and fully protected.

Monthly Landlord Statement

We provide you with a monthly statement of all rental income and expenditure.

Property Inspections

To ensure you that your investment is protected we will upon your instructions, provide monthly or mid-tenancy inspections of your property with a full report sent to you with our conclusions. One partner’s construction knowledge and background is extremely useful in this area.

Post Contract Inspections

On expiry of a tenancy we undertake a full inspection of the property with the use of the original inventory that would have been carried out. Additionally, meter readings are taken for gas and electricity and forwarded to the relevant authorities. This also includes providing up to date details to the Local Authority for council tax purposes.

Maintenance Reports

During property inspections carried out by our partner who is also a qualified construction manager, we also conduct maintenance reports to ensure your property is always at its best!

Contact Point

Your tenants need not hassle you as with the Gold Service as we become the contact point for tenants for any questions or concerns!

Tenancy Termination

If for any reason a tenancy must be terminated, we can provide the appropriate Notice of Termination. One partner’s legal career as a practicing barrister is essential here as any legal document must be correctly drafted.
